HUBBELL REALTY COMPANY ANNOUNCES OFFICE BUILDING ACQUISITION

WEST DES MOINES, IOWA (January 9, 2017) – Hubbell Realty Company today announced their acquisition of the office building located at 1963 Bell Avenue in Des Moines. The acquisition provides the opportunity to create a modern, suburban style office building with excellent amenities and connectivity to the downtown environment. Located at Fleur Drive and Bell Avenue, this 111,000 square foot, four-story corporate office building will offer a single tenant or multiple tenants a unique setting.

Historically, the building has been home to a single owner occupant but Hubbell’s improvements to the property will make it an attractive option for a single occupant or multiple tenants ranging in size from 5,000 to 111,000 square feet.

“This acquisition is appealing to us because we believe that we can re-position this asset to take advantage of a market that is favoring office space located close to downtown with modern amenities and onsite parking,” said Steve Niebuhr, senior vice president of acquisitions and redevelopment at Hubbell Realty Company.

Improvements will include a new entry feature, new and updated windows, a new rooftop patio, exterior lighting which will increase visibility and activate the building, and improved monument signage. The enhancements to the property will begin immediately and are scheduled to be completed by the end of the summer.

The rooftop patio, an attractive tenant amenity, will face north, providing an amazing view of the downtown skyline. There are also plans to enhance the physical connection to the trail system which will provide tenants direct access to Gray’s Lake and Water Works Park.

The location of 1963 Bell provides tenants ease of access to all parts of the metro with five minute drive times to I-235, the Hwy 5 bypass and Des Moines International Airport.
