WEST DES MOINES, IA (October 13, 2016) – Hubbell Realty Company has been fast at work this fall preparing land west of South 88th Street in West Des Moines to become the city’s newest neighborhood. Known as Mill Ridge, phase 1 of construction will transform nearly 23 acres into 31 single family lots and 75 townhomes.

“This is an important neighborhood, as it fills in an area that has been sitting vacant for several years,” explained Rick Tollakson, president and CEO of Hubbell Realty Company. “There is quite a history to this area.”

Tollakson is referring to the many names and potential development that never came to fruition on the site. Once known as Michael’s Landing, and then as Woodland Hills, both times the land was left idle.

Mill Ridge in West Des Moines

Despite its history, Hubbell and Tollakson are excited for what Mill Ridge will bring to West Des Moines. In describing Hubbell’s excitement for the neighborhood, Tollakson said, “Mill Ridge is in an ideal location in West Des Moines; near Jordan Creek Town Center and to major area employers Wells Fargo and Athene.” The City of West Des Moines plans to extend Stagecoach Drive to South 88th Street which will only add to the connectedness of Mill Ridge to the rapidly growing community.

Work will begin later this month by Hubbell Homes, who plans to begin six homes before winter.

Nestled into the rolling hills typical of the area, Mill Ridge is located close to Woodland Hills Elementary, one of eight elementary schools in the Waukee School District. Hubbell Homes plans to offer 12 single-family floor plans, with custom options available. Lot prices are in the $90,000 range and completed single family homes will range from $350,000 to $450,000. The townhomes, scheduled to hit the market in the early summer of 2017, will start at $250,000.

Mill Ridge will be developed in phases. When complete, the neighborhood will total 61.37 acres containing 60 single family homes and 164 townhomes. It is a $15 million investment in West Des Moines and is calculated to add $850,000 to the annual overall tax base.
