Hubbell Expands Senior Living Communities

The general population in the United States is continuing to age, and by 2034 there will be more people over the age of 65 than children for the first time in U.S. history. The need for senior living is expanding, while the number of communities, especially new communities, is growing at a much slower rate. According to Hubbell’s own research, there is strong demand from investors for purposefully built communities to meet these growing needs.

As the need for senior living communities continues to grow throughout the nation, Hubbell Realty Company plans to expand into three new communities in Iowa.  Edencrest, a senior and assisted living and memory care community, was created by Hubbell in 2012 and they’ve expanded to eight active communities today. Hubbell plans to add three more communities in nearby metro suburbs starting in 2023.

Current Edencrest Communities

Hubbell’s Edencrest locations are resident-centric communities that are perfect for those looking for a senior living community with many amenities and locations throughout the metro. Edencrest has locations all around the Des Moines area spanning from Des Moines, Beaverdale, Norwalk to Ankeny. Amenities include a dining room with chef-prepared meals, in room dining service, an onsite salon, a spa, transportation services, an onsite barber/beauty salon, and services including garbage, laundry, housecleaning, private garages and more.

The living options at the Edencrest communities include maintenance-free community living, assisted living, memory care, closer care (for residents between assisted living and memory care), and even temporary respite care.

Upcoming Communities

Hubbell is in the process of adding three Edencrest communities to central Iowa, opening locations in Urbandale, Adel, and Pleasant Hill. In addition to the aging population, senior living communities have shown resilience even with economic instability. According to the Commercial Real Estate Development Association, senior living communities have shown a high level of resilience, despite the impact of COVID-19. Since 2019, senior living has shown higher returns than any other sector in real estate; good news for investors and owners of these homes.

Edencrest at Timberline

Edencrest at Timberline is in Urbandale and is expected to be completed in the spring of 2023. This community is already beautiful, as siding and the parking lot have already been completed. The community will have 80 units (40 independent living, 20 memory care, and 20 assisted living) including all the great living amenities listed above.

Edencrest at Kettlestone

Edencrest at Kettlestone is an upcoming 80-unit, full-service, senior living community located in Waukee Iowa. The community will offer residents the full spectrum of age-in-place living with 20 independent living units, 40 assisted living units, and 20 memory care units that can flex into more assisted living, if needed.

Located just north of SE Tallgrass Lane and east of SE Parkview Crossing Drive in Waukee’s brand new Kettlestone development, the site is surrounded by a mix of single-family housing and future development –including a 53,000 square foot, $30-35M Iowa Clinic.

Adel and Pleasant Hill communities

Edencrest at Adel has already begun grading and is expected to be completed in 2024. This community will include 60 units suited for a variety of senior living needs. Edencrest at Adel will be the first senior living community in Adel in 30 years, providing proximity and updated services to the city. The population of Adel has grown at a rate of 7.32% in the past two years. Along with this population growth, Adel is developing the community services, including parks and sports complexes, and the future job growth is projected to be 45.2% in the next ten years (according to bestplaces.net).

The Pleasant Hill Edencrest community will satisfy the high demand for assisted living and memory care units needed in and around Pleasant Hill. This community will conjoin with two other Hubbell projects – a rental apartment community as well as rental townhomes to the south – which will all be connected via walking trails and common areas. This community is located directly off Highway 65 bypass and near established housing communities to the south.
