From the very first land purchase of our founder, F.M. Hubbell almost 160 years ago, to the work we do today, Hubbell has been a trusted partner in shaping communities throughout central Iowa. Hubbell Development creates Iowa's award-winning residential neighborhoods and commercial developments. We have successfully developed more than 30 single-family and 20 multi-family communities throughout greater Des Moines. Our extensive experience in commercial development includes multi-family, single family, retail, office, medical and industrial buildings and business parks. From site selection to managing the finished product, Hubbell Development is with you every step of the way.

The first step in achieving quality and value is to manage the development process; from land acquisition and planning to entitlements and lot preparation. SITE SELECTION

Hubbell Development Services studies investment land, choosing development sites based on careful analysis of parcel size, visibility, targeted area, traffic flow, overall access, environmental factors and budget.

 

DUE DILIGENCE AND ENVIRONMENTAL REVIEW

Our team makes informed decisions after studying soils, civil design and existing public infrastructure, attending neighborhood meetings, documenting environmental conditions, reviewing financial development modeling and understanding financial solutions.

 

SITE ACQUISITION

Hubbell Development Services completes all negotiations and contract documents through site acquisition.

 

DESIGN AND ENGINEERING

From water, storm and sanitary sewer, through electrical and gas lines, street lights and street paving, to phone and cable lines and entry features, and into erosion controls, park areas and clubhouses with pools, our master planning process takes into account all aspects of the investment land.

 

CONSULTANT AND VENDOR SELECTION

Our development partners include site contractors, civil engineers, landscape architects, architects, geotechnical engineers and erosion control contractors and inspectors. We’ve fostered extensive, effective working relationships with the area’s top vendors.

 

GOVERNMENT ENTITLEMENT PROCESS

Before we plat the land, we implement comprehensive plan changes and obtain proper zoning, subdivision and site plan approvals as part of the entitlement process. We have experience in obtaining and utilizing tax abatement and tax increment financing within development projects, as well as various additional funding approaches.

 

TAX CREDIT

We have extensive knowledge in several tax credit programs, including Low Income Housing Tax Credits, Federal and State Historic Tax Credits,  Workforce Housing Tax Credits and Sales Tax Rebates, and Redevelopment Credits.

 

FINANCING

We work through the entire financing process, from underwriting analysis to loan negotiation and legal review of loan documents and into various accounting services including billing, invoicing and account management.

 

SYNDICATION/EQUITY

Our team has a strong record of attracting and closing both private and institutional equity sources. Our relationships incluyde both local and national partnerships with a wide variety of equity sources and methodologies.

 

CONSTRUCTION

From infrastructure to new construction to historic rehabilitation projects, we handle all construction needs. We construct grading, roads, storm sewer systems, sanitary sewer, water, landscaping and entry features for all of our residential communities. In addition, we provide oversight and review services for our contractor partners.

 

BRANDING/MARKETING

Our team can create the overall brand and feel of your new development. A strong brand carries through the architecture, signage, logo and marketing of the development.

 

BROKERAGE

We have several options to market and sell and/or lease the finished project. Through our affiliation with CBRE|Hubbell Commercial, we list commercial land and properties, including industrial, retail, office and flex buildings.

 

PROPERTY MANAGEMENT

Our services continue beyond the finished product, extending to site, community building and asset management. We provide site management support including storm water inspections, mowing, street cleaning and trash removal. Once the development is placed in service, the Hubbell Property Management team can provide outstanding management services.

DANAMERE VILLAGE IN CARLISLE CELEBRATES GRAND OPENING

Hubbell Realty Company and the Carlisle Chamber of Commerce celebrated the grand opening of Danamere Village earlier this month with a ribbon cutting ceremony. The 44 two-story homes include 3 bedrooms and 2.5 baths, and are conveniently located near Carlisle Middle School. The $6.3 million project welcomed its first residents in February 2015.
