Brownstones on Grand consists of 43 townhomes located between 2nd and 3rd Streets on Grand Avenue in downtown Des Moines. Careful consideration was given as to what type of product and price point were in demand for this location. A brownstone community was selected for this site because of the close proximity to downtown attractions, the view of downtown Des Moines and the State Capitol building and easy access to I-235. Like most urban sites, it contained buried debris from previous buildings and was located at a busy intersection. The urban location also meant many environmental considerations were taken into account throughout the development.
The brownstones were the first of their kind in the downtown area and answered a need for more urban housing options. The three-story brownstones are equipped with geothermal heating and cooling, helping to lower energy costs for residents. The homes feature walk-up front steps reminiscent of the East Coast-style brownstones. They also offer three distinct floor plans and include a rooftop garden, second-story balcony and two-car attached garage. The kitchens feature stainless steel appliances, granite countertops and breakfast bars.
