Aventura at Greenway Crossing introduced a new active adult housing option to West Des Moines, responding to growing demand for maintenance-free living among residents 55 and better. As Hubbell evaluated active adult communities across the country, it identified a clear opportunity in Iowa: many homeowners wanted something between a traditional single-family home and a retirement or assisted living community. Aventura was developed to meet that need with a for-sale condominium product that offered single-story living, elevator access, thoughtful floorplans, and a lifestyle centered on convenience, connection, and independence.
Located along University Avenue near Hawthorne Plaza, Jordan Creek, West Glen, Des Moines Golf and Country Club, and regional trail systems, Aventura was positioned to give residents the freedom of a lock-and-leave lifestyle without sacrificing access to dining, shopping, recreation, and family. The community included a variety of one-level floorplans ranging from approximately 1,200 to 1,800 square feet, with open-concept kitchens and living spaces, private patios or balconies, and a guest suite available for visiting family and friends.
A New Lifestyle Housing Option
Hubbell developed Aventura to provide more than a place to live; it created a community designed around how 55+ active adults want to spend their time. Amenities including a fitness center, library, gazebo, golf simulator, workshop, arts and crafts room, game room, and pet grooming station supported year-round activity, socialization, and ease of living. By pairing national market research with local housing demand, accessible design, and amenity-driven planning, Aventura demonstrated Hubbell’s ability to create specialized housing solutions that fill market gaps and support residents through different stages of life.
