Forge65 brought a much-needed housing expansion to Pleasant Hill, an eastern suburb of Des Moines that had experienced steady single-family residential and commercial growth, but limited new multifamily development. Located on approximately eight acres south of Iowa Highway 163 at NW 60th Street, the 162-unit community was designed to respond to strong local rental demand in a market with an exceptionally low vacancy rate. Forge65 introduced a mix of one-, two- and three-bedroom apartments, along with one- and two-story townhomes, giving residents more rental options and product variety than traditional multifamily communities in the area.
Meeting Demand with More Housing
Hubbell developed Forge65 as a thoughtful rental community that expanded housing choice in Pleasant Hill while supporting the city’s continued growth. With a clubhouse, pool, shared gathering spaces, and garage options for residents, the community delivered a more complete rental living experience in an underserved submarket. Strong demand translated into rapid performance, with Forge65 leasing up seven months faster than proforma projections and effective rents exceeding projections by an average of $63 per month. The success of Forge65 demonstrated Hubbell’s ability to identify unmet housing needs, deliver the right product mix, and create long-term value in growing Central Iowa communities.
