Meadowlark Place is a three-phase apartment community in Grimes, Iowa, developed to meet strong demand for newer rental housing with expanded amenities in a growing Des Moines metro suburb. Located at 1100 SE 11th Street, the community offered both market-rate and income-restricted apartments and maintained nearly full occupancy after opening in 2012, demonstrating the need for quality multifamily housing in the Grimes market. Its third phase added 90 apartment units across three new buildings, along with 58 garages, further expanding housing options for residents seeking modern rental living.

Meeting Demand in Grimes

Hubbell developed Meadowlark Place in phases, allowing the community to grow in response to market demand and resident needs. The final expansion brought a second clubhouse, pool, splash pad, and expansive outdoor patio areas, while the full community offered two clubhouses with 24-hour fitness centers, theater rooms, community rooms, and recreational spaces with pool, foosball, and shuffleboard. Outdoor amenities including a playground, lap pool, built-in gas grill, lounging areas, and shade-providing pergolas created a well-rounded resident experience. Through phased development, mixed-income housing options, and robust amenities, Meadowlark Place demonstrated Hubbell’s ability to deliver and scale multifamily communities in high-demand suburban markets.
