ANKENY, IA — Hubbell Realty Company has announced plans for Marlow 35, a new 200‑unit townhome community planned for a 16‑acre site at the northeast corner of NE Delaware Avenue and NE 9th Street in Ankeny. The $46.8 million development will feature one‑ and two‑story rental townhomes designed to meet growing housing demand in one of the Des Moines metro’s fastest growing communities.
Construction is scheduled to begin in late fall 2026, with project completion anticipated in early 2028.
Planned community amenities include a swimming pool, clubhouse, fitness center, dog park, and rentable garages, creating a neighborhood environment that supports convenience, wellness, and connection.
Ankeny continues to see sustained growth, with population increasing 14.3% over the past five years alone. The local multifamily market also remains strong, with a 5.3% vacancy rate, significantly below the broader Greater Des Moines market. These trends underscore continued demand for high-quality rental housing in the area.
