DES MOINES, Iowa — Embarq Signature Homes is introducing a new luxury home product at The Banks at Bridge District, marking the final chapter in a long-standing downtown Des Moines neighborhood.
The new townhome plan features over 3,000 square feet with a private elevator, completely redesigned first and second floor interiors, enhanced views overlooking the Des Moines River and two-car garages. The homes include a first-floor flex room adjacent to the garage, expansive main living areas on the second floor with a private balcony and patio, and a distinctive three-story design positioned within the center of the community. The homes will have four beds and four baths, including a primary suite on the top floor.
With pricing starting at $1.1 million, the new homes are intended to round out the final ownership opportunities at The Banks at Bridge District, a mixed-use neighborhood located along the Des Moines River near the Historic East Village that also houses Velocity and LEVEL apartment communities. The homes are designed by Simonson & Associates architects, a Des Moines-based firm.
The announcement represents another milestone for the Bridge District, a 16-acre redevelopment site that transformed the former River Hills Business Park into a vibrant, walkable urban neighborhood. The area was previously occupied by a collection of aging single-story warehouses and office buildings that were demolished as part of the site’s redevelopment. Today, the district represents approximately $85 million in investment and serves as a model for urban revitalization in central Iowa.

The Bridge District was first constructed in 2015, with the first phase of townhomes coming online in 2016. The two Velocity apartment communities entered the market in 2017 and 2019, respecitvely. LEVEL at the Bridge District is an 114-home community that opened in August 2023.
