Rotellas Fuels Growth at Omaha’s Infinity Industrial Park

In this article:

Rotella’s Italian Bakery selected Infinity Industrial Park as its centralized warehouse distribution center to support long-term growth, logistics efficiency, and nationwide delivery. As the leading tenant, Rotella’s partnered with Hubbell Realty Company to develop a Class A industrial warehouse in Omaha that strengthens delivery and warehouse logistics while reinforcing the park’s role as a premier destination for industrial users.

For more than a century, Rotella’s Italian Bakery has been part of Omaha’s business fabric. Founded in 1921, the family-owned bakery has grown from a neighborhood operation into a nationally recognized supplier of more than 500 bread products for major grocer partners while remaining proudly rooted in Nebraska. That long-term view on growth is guiding Rotella’s decision to establish a centralized, modern warehouse and bakery facility at Infinity Industrial Park in Sarpy County.

Choosing Infinity allows Rotella’s to streamline delivery and warehouse logistics, improve regional distribution, and position the company for continued expansion across the Midwest and beyond. The first phase of Rotella’s build out inside the 260,000 square foot warehouse focuses on bread baking and the second phase will focus solely on buns and roll manufacturing. The move reflects how established companies evaluate industrial parks in Omaha for today’s needs and for decades of future operations.

Why Infinity Industrial Park Fits Modern Logistics

Infinity Industrial Park is designed for companies that rely on efficient 3PL, logistics, and distribution operations. With capabilities of servicing 91% of the U.S. within two business days via ground transportation, this area of Sarpy County is quickly expanding to home some of the nations largest industrial tenants. The first building, Infinity Industrial Center Building I, delivers 260,000 square feet of Class A industrial warehouse space with features required by today’s high-performance supply chains while Buildings II, III and IV are focused around future storage and logistics functions.

Key capabilities of every building include:

  • 32-foot clear heights supporting high-density storage
  • Up to 56 dock doors for efficient loading and unloading
  • ESFR fire protection systems
  • Immediate access to I‑80 for regional and national distribution routes

For Rotella’s, these features create a centralized distribution center that supports faster delivery timelines and scalable logistics infrastructure as demand grows.

Hubbell’s Entry Into the Omaha Industrial Market

Rotella’s decision also marked a milestone for Hubbell Realty Company, officially establishing our presence in the Omaha industrial market. Infinity Industrial Park is a 156‑acre, 10‑building master‑planned business park designed to attract high-quality industrial warehouse and logistics users. The second building has also been secured for Rotella’s future use, as desired.

Hubbell also recently announced a second large, Omaha-based tenant, Ford Storage, securing Infinity III’s 300,000 square foot facility which is under construction. The building is slated to be complete in early 2027. Ford Storage operates distribution centers strategically located in Omaha, Nebraska and Kansas City, Kansas, positioning the company to efficiently serve both domestic and global marketplaces. Its customer base includes manufacturing companies, distributors, and wholesale and retail‑focused industries.

Infinity Building IV, which will start construction as a speculative building in mid-to-late 2026, will cost roughly $30 million and complete in 2027 as well.

As Matt Weller, Vice President of Development with Hubbell said, “Partnering with a locally owned and operated company like Rotella’s underscores the park’s ability to support businesses thinking long term about growth, efficiency, and location strategy. We’re keeping our eyes on the future helping these longtime local companies expand their footprints and introducing plans for Infinity’s fourth and fifth building through 2026.”

Hubbell has an extensive background in industrial parks, primarily in Iowa, with global tenants such as Grimes Distribution Center, Four Mile Business Park, Crosswinds Business Park and Birchwood Flex/Industrial.

Built by the General Contractor of Choice

Construction of Infinity Industrial Center Building I is led by Hubbell Construction Services, serving as a third-party general contractor with deep expertise in industrial warehouse development. With millions of square feet of industrial construction experience across Iowa and Nebraska, Hubbell Construction Services brings a developer’s mindset to every project.

That approach is critical for industrial parks supporting delivery and warehouse logistics, where schedules, dock layouts, and long-term operational efficiency directly impact tenant success.

A Signal of Confidence for the Omaha Market

Rotella’s Italian Bakery anchoring Infinity Industrial Park sends a clear signal to the Omaha market: Hubbell is here to stay, expand and locally based companies are at the forefront. Established, multi-generation companies are choosing Omaha-area industrial parks that offer infrastructure, logistics access, and partners they can trust. Infinity’s momentum continues to grow, welcoming additional tenants and reinforcing Sarpy County as a hub for industrial warehouse and logistics operations.

The Omaha marketplace is currently outpacing the nation in terms of goods and services:

  • $68 billion+ goods and services produced each year
  • 18.8% growth in Omaha manufacturing compared to a 4.2% national average
  • 7% less cost of doing business in Omaha compared to national average

For Hubbell, the project reflects a shared philosophy with Rotella’s: build for the long term and create facilities that support businesses through their next century of growth.
